Ashton Ranch
Ashton Ranch is located just South of the Surprise Recreation Campus. It was developed in 1998 and completed in 2004. Homes here range in size from just under 1,000 square feet to just over 2,600. This community features three community pools for the private use of it's residents. Ashton Ranch Elementary is for grades K-8. Countryside
Countryside is located just south of Surprise's new high school, Valley Vista, which opens for the 2006-2007 school year. Countryside also has an elementary school for K-8th grade. Homes in Kingswood Parke were built between 1995 and 1999 primarily by Shea, Continental, Lennar and Del Webb's Coventry. Kingswood Parke offers many amenities not found in other subdivisions. Bike paths, basketball and tennis courts, ramadas, a restroom facility and the picturesque lake surrounded by lush greenbelts make it a favorite with many families in Surprise. Legacy Parc
Builders such as Shea Homes, Capitol Pacific, Westmark Homes and Ryland feature multiple homes in this community. The homes square footage range from under 1,000 to over 3,200 and were built between 2002 and 2005. Mountain Vista Ranch
This family subdivision has 1,900 homes and is located between Bell and Greenway, just west of Reems Road. Children K-8th grade in this area attend Countryside Elementary. Also, Paradise Education Center, an NCA Accredited charter school is located within the boundaries of Mountain Vista Ranch. Homes in Mountain Vista Ranch were built between 1997 and 2004, with a square foot range of just under 1,000 to nearly 3,000. Northwest Ranch
This family subdivision is located just south of Sun City Grand. The 303 Loop is easily accessable from Northwest Ranch. This community features a baseball field and park. Beazer, Canterra, and Montalbano are just some of the builders who creaed Northwest Ranch between 2002 and 2004. Sierra Montana
Sierra Montana features multiple neighborhoods, each with their own playground. It is located at Cotton Lane and Greenway, providing immmediate access to the 303 loop. Schools include Sunset Hills Elementary. Surprise Farms
Still a new and growing community, Surprise Farms will have 6,000 homes when complete. New home builders include Shea, Standard Pacific, and Montalbano Homes. Schools include Cimmaron Springs Elementary and Willow Canyon High School.
